The dollar needs to go down. So that we can in court less and export more. But all the other currencies push their currency down against the dollar on purpose. That impoverishes there population. And a subsidized their exports to keep control for a small population of people that are at the top.

Na he will just say anything that is positive towards him or what he does. It's only a lie if it's a lie. It could be true or not. He isn't concerned with that. Only self promotion no matter what. If you look at it any other way you don't understand what he is doing. Especially political. If you see him for what he is, out for himself. It makes way more sense. He doesn't really have an ideology. He just picked a side he thought he could manipulate. And it worked unfortunately. Because he picked my side.

@kenmcelroy We don't really rent. We seller finance everything. But when we do buy some rentals that are in a portfolio of homes or something like that we raise rents ever 6 months and a lot to try to get them to leave. It's surprising how much you have to raise it to get them out.

Let's start with the original. It needs 40,000 of work and they want 20,000 right now. You park the 130,000 somewhere else. Borrow the 60,000 and first position. Clear the 60,000 when the home sells for $300,000 minus selling costs of $20,000 or so. Now you have 220,000 of cash to do another deal with. It's so much safer and better to park their seller carry on something you don't plan on selling anytime soon.

@LukeDavisgrey @LukeGromen In the 2008 liquidity event, gold, treasuries, stocks, etc all sold off while the dollar got stronger. Kind of Brents thesis. Everyone escapes to the dollar and short-term treasuries like t-bills. Correlation goes to 1.

@TangoDollar Similar rates of return. But the more expensive one made an outsized difference in the persons total wealth as compared with society at large. Would have been great to turn $45k into $167k. But turning 199k into 1.15m makes you instantly more wealthy than 80% of the nation.

Same town, different area: Do houses just go up in value over time? Kinda. 1st one in the north main Greenville sc area. 2nd one not far away but in a worse area. The first had approximately 7% growth in value from 2001 to 2026. The second one had approximately 5.27% growth over time. However the first went up $951,000 The second one went up $122,500, $90k short of the 7% growth of the other home. The rate of return difference wasn't huge. But the total raw dollars which you can spend in the real world difference was massive. Sometimes IRR and all that doesn't matter. Your IRR of $1 turning into $2 in a month is far better than $1m into $1.2m in a year. But $1 vs $200,000 is very different in the real world.

Refinance a better way: Was contacted by an owner of a mini storage. $3.3-3.5m value $2.1m debt $218k NOI They will sell it to someone in a 1031 for their debt. So you get to own it for 60-70 cents on the dollar. The current owner will lease option it back and give you a NNN income. So you get safety and income. They get to take out the bank. Between the two of you this property is now free and clear. And you can make offers with it to exchange into an even better position. #realestate #retwit #realestateinvesting

@eppersonsam @kenmcelroy No tenants. I guess it can be dark and still have income. Sometimes these nnn buildings lose the tenant but the tenant pays for a while after.
