Roofing fasteners, plates and other materials from 10% up to 25%.
Members and accessories up to 12% and polyiso insulation up 5%.
Steel & Aluminum is an interesting one, as they are critical minerals used for essentially everything from structural frameworks to power infrastructure.
Critical power systems - transformers, switchgear, and cooling equipment.
New U.S. Tariffs = Major Headwinds for Construction & Real Estate

•China: now at 54% total
•Steel & aluminum: 25%
•Lumber: facing 25%+
•Cars, trucks, + parts: 25%
•Canada/Mexico: up to 25% if not USMCA-covered
•Copper under investigation

•Material costs will spike
•Project budgets will balloon
•Housing affordability? Even worse

@2GuysTake With some much macro economic uncertainty and the nearly $3 trillion of governement debt maturing in 2025, I have a hard time seeing rates dropping any time soon. I wouldn’t be surprised to see the slowly hop above 7 for a while.
Cost is generally the most important factor to an owner. However, General Contractors and Sub Contractors shouldn’t be competing solely on who can provide the cheapest labor and material. They should be competing on who can provide the most value.
@mwmoedinger This is why being a Design Build General Contractor is so valuable. You take control of the outcome of your project which creates predictability and minimizes risk.
@business Likely a result of lack of available power or lack of available crews to build it. Advanced Tech (data centers) projected work is consuming more crews than are available. Not having the right crews to build can result in costly overruns and bad quality.
