Because I believe that sales of CRE fell off a cliff beginning in the 2nd half of 2022 because of fast pace of rate increases? You stated that most investors recognized the coming problems and sold in 2023. Hate to break it to you, but those that were right/lucky exited much earlier than that.

@LPWhisperer @JG__II In 2023? The rates had already peaked in 2023. Most that were going to sell sold in 21 and 22. Volume fell off a cliff second half of 22.
The fed also started cutting even before Covid hit. Many experienced economists believed that we had reached the threshold where the economy was in balance at a much lower rate than in the 70-90s. They had good reason to believe it. If you want to see an interesting chart look at fed funds and when recessions begin. It had been occurring at a lower and lower level every time
@LPWhisperer @JG__II Fed funds was 2.50% in June 2019, took a decade to get there from 0. Today it is at 5.50% and that only took from early 2022 to middle 2023.
You probably need to reread what I wrote.
Investing in real estate comes with RISK. Risk inherently means there are no guarantees. Higher levels of risk provide larger variations in return and a good manager can limit downside while pushing upside through effective operations; however, they cannot control outside factors like a 500 bp increase in the federal funds rate.
I know of a lot of LPs who invested in value add MF who have been wiped out, but if they had exited 3 years ago they’d have had 50-100% returns. You’re acting like people should be guaranteed a certain return just because there is a target return for a project. LPs know that isn’t the case otherwise they would invest in sure things. They’re taking a higher level of risk for the potential of greater returns.
@LPWhisperer In real estate investing there are no should be. There is risk. One of the major risks that hit investors was Covid, lots of stimulus followed by the fastest increase in rates ever, which impacts alternative asset classes. If you want should be you invest in treasuries.
